Prima Casă Compensations

A compensation is money from the state that covers part of your mortgage when you borrow through the «Prima Casă» programme. Depending on your situation, the state pays either a share of the loan or a monthly amount based on your salary.

Important: new applications are on hold since 1 April 2026

The Ministry of Finance has stopped registering new compensation requests because the money set aside in the 2026 budget ran out in the first quarter. Requests that were already filed and validated stay on a waiting list and may be paid later if more funds come in. The good news is that the state guarantee on the loan still works, so you can still take out a «Prima Casă» mortgage. Only the compensation is unavailable for new requests.

What are Prima Casă compensations?

The state guarantee lowers the bank's risk and helps you get the loan. A compensation works differently: it is budget money that pays off part of the loan. The best known ones go to families with children, and they cover a share of the loan based on how many children you have.

Who else can get a compensation

  • Public or private sector employees, who can get a monthly compensation based on their salary
  • Young specialists who work outside the cities of Chișinău and Bălți
  • People who already had a mortgage before the programme started, under certain conditions

What this means for you now

If your request is already validated, it stays on the waiting list. If you were going to file a new one, that is not possible right now. Keep an eye on official announcements, because the budget may be revised in the second half of 2026.

In the first half of 2026, the maximum interest rate on «Prima Casă» loans is 8.57%. That includes the NBM reference rate of 5.57%, a bank margin of up to 3%, and a guarantee fee of 0.4%.
